ONE month of inventory in Green Lake equates to a seller’s market, indeed.  We haven’t seen inventory this low since 2005 and ’06.  Multiple offers are definitely not unheard of.   Because the inventory is so tight, it’s keeping buyers  squirming in their seats for a solid home in some of our most attractive neighborhoods – Ballard, Green Lake, Ravenna, View Ridge, and Maple Leaf.  Translation:  It’s in-city mania.

First time home buyer, moving up, scaling down – the target price is all across the board.  A good Realtor will give you a laundry list of “to do’s” to get your home in tip top shape for hitting the market.  Savy buyers still want to see a value (who doesn’t?) and they’ll know when a house is overpriced.  Pricing will always be the pivotal strategy but if the home is clean, well staged or organized and is easy to show, the seller will see their return.

Financing is the biggest hurdle I’ve seen lately.  So make sure you’ve got your financing nailed down first and happy buying!

Seattle’s Sunset Hill overlooking the Puget Sound in Western Ballard has actually had considerable movement in homes sales compared to many other Seattle neighborhoods. Let’s go ahead and look at some of the current numbers….

Sunset Hill Homes are included in these numbers and only Ballard Homes in Sunset Hill (or pretending to be) are included in the numbers as I pulled them out of the NWMLS today based on community.  Community is obviously a term which can be open for interpretation so if a home is in here and it isn’t really in what I would consider the borders of Sunset Hill, unless it is so blatant that I had to take it out, blame the listing agent trying to pull it off as a Sunset Hill home.

Active Sunset Hill Homes For Sale - these are the Ballard homes in Sunset Hill that are available and for sale right now.  No Contingent homes, Pending homes, or Sold Ballard Homes. There are 16 Sunset Hill homes for sale right now according to the NWMLS for Sunset Hill MLS listings in area 705 of Seattle.  These homes range in price from $335,000 for a 2 bedroom 1 bath home on 75th and 29th (710 square feet BTW) to $1,095,000 for a stunning historical Ballard home built in 1907 and fully restored and remodeled (4100 square feet with AMAZING woodwork!).  Average days on market for Sunset Hill homes for sale currently is 94 days with a range of 6 to 227.  Average price of these is $638,431 and median price is $564,475.

Contingent and Pending Sunset Hill Homes

There is one home on 37th Ave NW that is Contingent – built in 1963 and listed for $1,175,000.  There are also 4 Pending Sunset Hill homes that are waiting to close in escrow.  These range in price from $509,950 to $739,950 with days on market ranging from 11 day to 123 days.

Sunset Hill Properties That Have Sold

Sunset Hill over the last 6 months – there have been 27 Sunset Hill homes that have sold ranging in price from $360,000 to $2,300,000 with an average of $653,057 list price and $621,759 sale price.  The sale price to list price ratio is 96.38% of these that have closed. The median sales price is $515,000.
